Facility management – Technical operation

Operations secured in technical area of facility management:

  • Secure maintenance and repairs of the common parts and equipment of the property, accessories ad lands within the range mentioned in the contract, based on the decision of board of AoO, with required professional care, to the benefit ff the owners of apatments and according to the law (fire security, building law, security and health protection during the work etc)

  • Secure other fulfillment connected with the house operation especially:

-  delivery of the cold water and transfer of the waste water,

-  delivery of the elektricity to the common parts of the house

-  delivery of the gas/heat

-  maintenance and cleaning of the common parts of the house, maintenance of the greenery (if necessary)

-  maintenance and cleaning of the connected common roads and paths (if necessary)

-  pick-up of the house rubbish, or any other rubbish based on the requirements of AoO

- treatment of electrical energy distribution, waste water distribution, equipment for TV and radio signal, Internet, conductor, lifts and removal of founded defect

-  securing of anti-fire controls in the facility, management of fire documentation

-  performing of periodical inspections based on valid regulations

  • fire distributions, hydrants, hand fire machines, escape ways

  • electro incl. lighting conductors

  • potentially according to the other facility dispositions

-      small repairs in the house

-      closing of the insurance contract based on the instructions of AoO

  • Arrangement and control of contractor´s work incl. invoicing, within the range of authorization given by the board of AoO before beginning of the work.

  • Taking-over the requests for repairs from the members of AoO board according to the statutes accepted by AoO.

  • Well-timed removal of the failures and needs founded out by inspections and controls.

  • Performing of regular controls of technical situation of the facility as well their way fo use and making records from these controls.

  • Managing of construction-technical documentation and operative refilling based on the actual status and made changes (originals will be kept in archive of AoO).

  • Informing the providers of engineering networks about accidents and technical damages and enforcing the claims for their removal. Informing the board of AoO and owners about damage closures of energy delivery.

  • Secure the non-stop operation of the phone line in order to report any damages in the building.

  • Legal services, which requires full authority, will be performed by the facility manager in the name of AoO and based on the given full authority. During the facility management is required to move ahead in accordance to the valid regulations AoO and based on the instructions of a board of AoO.
